CASE STUDY | FIRE SAFETY | RETAIL
Inspection-led fire door improvements at the Swan Centre
The original specification called for a significant number of fire door replacements. Global Facilities surveyed every door first, remediated where it was safe to do so and replaced only what had to go, all while the shopping centre stayed fully open.

THE CHALLENGE
Full compliance, without replacing doors that could be saved
Global Facilities was asked to improve fire safety across 31 timber and metal fire doors within the landlord’s demise at the Swan Centre. The original specification called for a significant number of door replacements.
Two things made this more than a straightforward swap. The centre had to stay open, so access, noise and stakeholder expectations had to be managed at every stage. And the specification had to be right, which meant close coordination between stakeholders and our fire safety specialists.
OUR APPROACH
Survey first, replace second
We started with an independent fire door survey. Our specialists then reviewed the original scope against what the survey found and identified where compliant remediation could replace a full door replacement.
- Independent fire door inspections and compliance assessments
- Targeted in-situ remediation of existing fire doors
- Replacement of non-compliant timber and metal door sets
- Full project management, stakeholder liaison and live-site coordination
- Ongoing inspection and maintenance planning
Because the building stayed open, the works were phased and carefully sequenced, with proactive communication throughout so the centre’s staff and operations were not disrupted.
THE RESULTS
Compliant, cost-effective and delivered without disruption
- 31 fire doors brought to full compliance
- 10% project cost saving through scope optimisation and selective remediation
- Reduced material waste, supporting the client's sustainability and ESG objectives
- Zero disruption to building operations throughout delivery
- Completed within the planned six-to-seven-week programme
Following completion, Global Facilities was retained to provide quarterly fire door inspections and maintenance, so the doors stay compliant long after the project closed.
